Umbel Oaks is a 500 acre mixed use project located at the southeast corner of IH 10 and Loop 1604. VICKREY has provided engineering and surveying services for the development since 1994. During that time we have provided a boundary survey for the overall 470-acre tract and individual parcels.  Support surveys and aerial mapping were provided to provide a database for master planning the project.  Development rights and vested rights had been protected by performing certain planning, subdivision platting and infrastructure development tasks to satisfy state and local requirements for vested rights.  VICKREY coordinated and obtained a water commitment from San Antonio Water Systems for the entire tract.  A Preliminary Overall Area Development master plan was prepared and approved by the City of San Antonio.  A Level 3 Traffic Impact Analysis was completed for the entire parcel.  Grandfathered rights were obtained to permit a maximum impervious cover allowable on the tract.  We developed a strategy to grandfather the majority of the parcel from the Subchapter B regulations for developments over the Edwards Aquifer Authority as set out by the Texas Natural Resource Conservation Commission.  Other major initiatives included:

Umbell Oaks Infrastructure Master Plan & Engineer’s Opinion of Probable Construction Cost was created to identify major roadways, drainage systems, water distribution systems, and sanitary sewer systems required to serve the needs of Umbell Oaks Subdivision.

Design, survey and construction services for an extension of Vance Jackson and UTSA Boulevard into the project (0.9 miles). Both Vance Jackson and UTSA Boulevard are 4 lane divided arterial roadways. Services included topographic survey, horizontal alignment and vertical profile design, culverts and parallel channel design, cross drainage, barricades, right-of-way and sewer and water utilities design. 

The Umbell Oaks South Trust Bank Sanitary Sewer project consisted of the construction of 1,770 LF of 8-inch sanitary sewer main parallel to the westbound frontage road of IH-10 beginning approximately 230 feet north of the intersection of IH-10 and UTSA Blvd. on the northwest side of San Antonio.  The new sanitary sewer main will consist of approximately 6 manholes ranging in depth from 5 to 10 feet. 

Design and construction phase services for the extension of a 20” diameter transmission main to serve the Umbell Oaks Subdivision.  The 420 ft. extension under the existing IH 10 service road and main lanes was placed in a 36” steel casing pipe.
