Land Development Planning

VICKREY assists our clients with site selection, site selection studies, due diligence studies and the identification of land entitlements. Master planning and the continued management of approved plans and entitlements is provided to all our clients. Our teams provide infrastructure planning and development to create value in land and properties, and provides master planning for commercial, residential, multi-family, retail, office, industrial, infill, and mixed use properties.

Transportation Planning

VICKREY works with municipal and public agencies to develop master plans for transportation corridors, rail improvements, mass transit planning, master thoroughfare plans, master street and drainage systems, and the development of capital improvement plans. Our teams bring extensive experience in community planning, transportation design, and economic development services to both public and private sector clients.

Public Involvement

We also provide public involvement workshops for large projects, such as the Converse 1604 Corridor Study, Cibolo Downtown Revitalization Master Plan, VIA Stone Oak Park & Ride Master Plan, IH-35 Major Investment Study for the MPO and BRAC redevelopment of Kelly Air Force Base, to include Public Involvement Programs of workshops, exhibits, focus groups, and technical presentations workshops in accordance with state and federal requirements.

Fox Grove Subdivision

VICKREY provided civil design and surveying services for this 477-acre, 1,149-lot subdivision located in north Bexar County over the Edwards Aquifer Recharge Zone, which included over 42,500 linear feet of arterial, collector and local roadways and a bridge-class culvert crossing of Elm Waterhole Creek consisting of sixteen 10’x10’ concrete boxes. The project also included over 47,100 feet of new 8-, 12-, and 16-inch water main, 40,200 feet of sanitary sewer main, and a new lift station. Rather than providing numerous small detention basins, the increase in stormwater runoff from the development was mitigated by excavating within the storage area of the downstream SCS Dam No. 12, thereby increasing its storage volume. The firm provided master planning, design, subdivision platting, construction administration and staking, as well as permitting & coordination with TCEQ and FEMA.

City of Converse 1604 Commercial Corridor Plan

Vickrey & Associates, Inc. was the prime consultant that facilitated public meetings, pubic involvement, and the development of a new Converse 1604 Commercial Corridor Master Plan in conjunction with The City of Converse (City Council, Converse EDC, and Steering Committee Members) and our team members (MDN Architects and UTSA). This plan included a new Corridor Master Plan and Sector Overlay Plan to be used as a tool by the City to fulfill their vision of a new, vibrant corridor with sectors that will balance city wide and regional economic objectives. Within the Commercial Corridor Plan, VICKREY and MDN also were commissioned to design various logos, gateways, and wayfinding signage options for the City of Converse.

Cibolo Downtown Revitalization Master Plan

As a subconsultant, VICKREY performed a site feasibility analysis of a 12.5-acre site in the City of Cibolo’s Old Town district. VICKREY assessed the existing site conditions for a proposed mixed-use downtown center that included including zoning, platting, utilities, grading, drainage, TxDOT and Railroad ROW coordination, and preliminary construction cost estimates. The firm also performed design-level topographic and tree survey services.
